Our Bathroom Renovation Process

1.Initial Consultation:

This is a free consultation at your home to discuss your project and see if we can help you achieve what you want. Please before we visit your home gather inspiration and anything else that will help create a design for your new bathroom.

  • Meet to discuss your renovation goals, budget, timeline, and any specific requirements or preferences you may have.

  • Conduct a thorough inspection of the existing space to assess its condition, identify structural issues, and determine feasibility.

  • We will measure your job and give you an estimation of what your job will cost.

 

2. Preconstruction agreement: 10% payment required

  • If you would like to proceed with us, we will organise a preconstruction agreement and payment of approx. 10% of the job value.

  • This is a nonrefundable payment that will allow us to create a full set of working drawings, job timeline and specification of fittings and fixtures and a we will use in your job.

  • We will come back to your house and complete a detailed measure of the site for your new plans.

  • You can specify the fittings and fixtures you would like to include in your bathroom at this stage.

  • We will also take samples for Asbestos testing if we think it is required. These test take approx. two weeks for results to come back.

  • Once asbestos Test results are known we can now provide you with a fixed price to renovate your bathroom.

  • If you proceed at this point, we will deduct the 10% already paid off the total cost of the job.

 

3.Insurance and Contract:

  • Complete contract signing

  • Home Building Compensation Fund (HBCF) Insurance Also known as Home Warranty Insurance, HBCF insurance is mandatory for residential building work over $20,000 (including GST) in NSW. It provides financial protection to homeowners if the builder fails to complete the work or rectify defects due to insolvency, death, disappearance, or license suspension. Builders must hold a valid HBCF policy for each project they undertake and provide a Certificate of Insurance to the homeowner before commencing work.

  • Public liability insurance covers the builder for claims made by third parties (e.g., clients, visitors, or members of the public) for personal injury or property damage caused by their actions or negligence. It's essential for protecting the builder against potential legal liabilities and financial losses arising from accidents or incidents that occur during the renovation project.

4. Demolition: 30% payment required

  • Protection of existing surfaces of home. This may just be a simple drop sheet, or we may need to completely cover and tape surfaces. This will be discussed before we commence any work on site.

  • After asbestos removal (if necessary), we can begin the demolition phase by removing existing fixtures, fittings, and finishes.

  • The first couple of days are a bit dirty, dusty and noisy. We will do our best to contain the dirt and the dust however you will be affected by the noise if you remain in the property. We encourage clients to take long walks on the beach for the first 2 – 3 days.

  • BBR will then dispose of debris responsibly, following local waste disposal regulations.

  • Whatever can be repurposed, re used or recycled will be.

  • We will remove the rubbish same day it is created or contain it in a skip on site for a short period if a large amount of rubbish removal required. We do not pile the rubbish up at your home.

5. Renovation Work:

  • Proceed with the renovation according to your design plan.

 

Rough-In Work:

Address any plumbing, electrical, or structural modifications required for the new bathroom layout.

  • Install new plumbing mixer taps, points for toilet, Floor wastes etc.

  • Electrical wiring move power points (GPO) down lights, led mirror lights new exhaust fan etc.

  • Framing for Niche, bath hobs etc.

  • Install any timber framing and noggins for wall hung items ie towel rails, hooks, etc

6. Inspection point: 20% Payment required

  • Inspect all plumbing and electrical points.

  • Check position of connection points.

  • Check correct hardware installed.

  • Make sure all hardware is plum, level and firmly secured.

7. New wall and floor linings where and when required.

  • We will normally use a fibre cement sheet (Villaboard 6mm) to line the walls however sometimes it may be necessary to match existing lining like water resistant plasterboard. We use 19 mm compressed sheet flooring on the floor of your bathroom unless house is on a slab.

  • Any required plaster setting will be done at this point.

8. Waterproofing

9. Tiling: 30% Payment required

  • Tile set out.

  • Most jobs we will lay the floor tiles first.

  • Lay tiles on Wall

  • Grout and chalk the corners.

10. Fit off:

  • Your new Bathroom is really starting to take shape now.

  • Install new vanity and top.

  • Plumber will come and fit off any new taps, basins and toilets.

  • New shower screen installed.

  • Any towel rails, hooks or rings.

  • Mirrors installed.

11. Painting if included

12. Final Inspection: 10% payment required

  • Final clean

  • Conduct BBR 32-point final inspection of the renovated bathroom to ensure all work meets quality standards.

  • Address any outstanding issues or deficiencies before completing the project.

  • Client and BBR sign off completed checks.

 

13. Maintenance and Safety:

  • Regularly maintain your renovated bathroom to preserve its beauty and functionality.

Throughout the renovation process, it's essential to communicate effectively with BBR.

Our Trades will only complete the work in their scope of works.
